The above named accommodation is a 8 bedroom, 4 bathroom, self-catering barn conversion that sleeps up to a maximum of 17 people plus 2 infants using travel cots (provided).

Prices are for the rental of the entire property above, regardless of the number of persons up to the specified limit, per specified rental period.

Accommodation provided is for the use of named clients only, and may not be added to, sublet or assigned in any way.

Bookings are from Friday to Friday unless otherwise specified.

Unless special arrangements have been agreed, check in time is from 4pm on the day of arrival and the property must be vacated by 10am on the day of departure.

We will arrange to meet you on arrival with the keys, and arrange collection at the end of your stay.

Bed linen is provided. You will need to provide your own towels unless added as a booking extra.

No smoking is allowed in the house or in the hot tub cabin.

Please take note that the barn is not suitable for parties, stag events, or hen nights likely to cause late night noise or disturbance. Music and loud noise is not allowed outside of the house between the hours of 11pm and 7am. Excessive noise is in contravention of the terms of this contract and constitutes grounds for the immediate termination of the rental with no refund of any payments, including rental fee and security deposit.

Parking is available for up to 5 vehicles only. Extra cars can be parked in the local village car park free of charge.

Please take note that we do not currently have a facility for charging electric vehicles. Guests must not use electric sockets for the purpose of charging any vehicle. Charging facilities are available in local towns.

Pets

Well-behaved pets are welcome with prior notice, with a fee payable. Owners must take responsibility for their animals.

Pets must not, at any time, be left alone at or in the property or be unsupervised in the grounds. Pets must not under any circumstances be allowed in any bedrooms or on soft furnishings. You must never allow pets to defecate in areas where children may play. Failure to clean up after pets will be charged £50 to the deposit.

To make a Booking

25% non-refundable deposit is required to secure your booking. Balance is payable 4 weeks before booking date, together with Security Deposit.

Security Deposit:

A ₤300 Security Deposit should be made with the final payment.

Providing no damage, breakage or nuisance is caused during the letting period, the Security Deposit will be returned after the end of the booking period. Please allow up to 14 days for receipt.

Damage or breakage claims against the deposit will only be made in the event of damage caused other than in the cause of fair wear and tear. We urge clients to notify any damage or faults to us promptly, so that it may be quickly rectified.

We expect the barn to be left in a reasonable and clean condition so that it may be quickly prepared for the next guests. This includes: toilets to be left clean, cooker and barbecue to be free of spilled food and grease, dishwasher emptied and all equipment returned to their original cupboards and furnishings in positions as found in a clean condition. If abnormal cleaning is required this will incur a charge against your deposit.

Recycling and waste

It is important to sort recycling and waste in line with our local Council’s requirements using the containers provided. If we have to sort your waste manually £50 is chargeable to the damages deposit.

Cancellation

To protect against cancellations caused by unforeseen events, such as illness, we recommend that guests take out insurance that covers cancellation costs.

If you wish to cancel your holiday booking this must be done in writing.

Non-payment will result in loss of booking deposit.
